How Long Does A Survey Take? Depending on the type of survey, the property size and its age, a building survey takes between 2-4 hours. The older ad larger the property is, the longer the work is. Moreover,there is a bigger chance of an underlying issue somewhere.
Thermal Imaging Surveys Thermal imaging surveys are valid for at least 10 years, if no work has been carried out on the property. If the building has been refurbished or an extension has been added, this will impact its thermal properties. Therefore, the survey will be invalid.
Roof Surveys On an older property (50+ years) which has had little maintenance, roof surveys will be valid for no more than 6 months to 1 year. This is due to the lifespan of materials used. Newer properties have between 1 and 2 years.
A roof is subject to the weather conditions. If not maintained properly, the condition of the roof will change. New homes are now being built with plastic dry systems and matching plastic verges. If fitted properly, they will last for many years without maintenance.
Damp Surveys A damp survey lasts the least amount of time. Like roof surveys, these situations can change quickly -especially in older properties. If your property starts to become damp, you will be faced with mould and insect infestations.
This survey lasts no longer than 6 months to 1 year. On older properties, it is recommended to have a full building survey by independent surveyors that understand the complexities of older homes.
